An anchored retaining wall stays vertical because of what sits behind it. Steel tendons run through the wall into stable ground, and they hold that wall once the crew stresses them. On the drawings, temporary vs permanent ground anchors can look nearly identical. In practice, the choice changes the corrosion protection and the testing regime. It changes what you need to agree with the neighbours. And it changes what happens to the anchors once the last slab goes down.
How A Ground Anchor Works
An anchor rig drills through the retaining wall, or between the piles, at a designed angle. The hole reaches into stable ground beyond the zone that wants to move. The crew installs a steel tendon and grouts the far end. That grout forms a bond length, which locks into the ground. The rest of the tendon stays free and stretches under load.
Once the grout cures, a hydraulic jack stresses the tendon against the wall. The jack bears on a waler or the capping beam, then locks the load off. From that point, the anchor pulls the wall back into the stable ground behind the excavation.
That mechanism holds whether the anchor lives for six months or sixty years. Everything else depends on which of those two lives the engineer designs for. Settle that question before anyone prices the anchoring job.
Temporary vs Permanent Ground Anchors: What Differs
Engineering intent draws the line. A temporary anchor holds the wall only while the excavation stays open, until the basement structure props the wall itself. A permanent anchor forms part of the finished structure and carries load for its whole design life. That one difference drives the rest:
- Design life: temporary anchors serve the construction period, permanent anchors serve the structure.
- Corrosion protection: permanent anchors carry full encapsulation and multiple barriers, temporary anchors need far less.
- Testing and monitoring: both types take a proof stress at installation, but only permanent anchors need long-term monitoring and inspection.
- End of life: crews de-stress temporary anchors once the structure takes over, while permanent anchors stay in service.
- Cost and program: protection and testing push permanent anchors up in price, so specifying them unnecessarily burns money.
The reverse error is the dangerous one. A temporary anchor doing a permanent job has no real corrosion protection. The tendon rusts, the anchor sheds load, and nobody notices until the wall starts moving.
The Neighbour Question
Most anchors on tight Sydney sites extend past the boundary, under the road or under the property next door. Ground beneath a neighbour’s land belongs to the neighbour. Any anchor that crosses the boundary needs the adjoining owner’s written agreement before the rig starts drilling. Those agreements usually oblige you to de-stress the temporary anchors after use. That keeps them clear of the neighbour’s own future basement. Sorting this out late stalls plenty of shoring programs, with the rig already on site. Raise it at feasibility, not at mobilisation.
Anchor type also shapes the retention design itself. A wall that cannot get anchor agreements may need internal propping instead, or a stiffer cantilevered piled wall. That call reshapes the piling, the excavation sequence and the price. Lock the anchoring strategy early and fewer surprises turn up once the rig arrives.
Stressing And Testing Prove The Anchor
An anchor is only as good as its test result. A drilled and grouted tendon gives you no way to see whether the bond length gripped. Every anchor has to earn its load on site. We stress and test to the client’s specification on every anchor, soil nail and rock bolt we install. The anchor design sits within the retention system requirements of AS 4678, the Australian Standard for earth-retaining structures.
